Wat zien we wel (en niet) tijdens een digitale bezichtiging?
What can (and can not) be seen during a digital property viewing?
Viewing a home via video might sound unusual at first.

Although you are physically present at the property, you may wonder if we won't miss anything important. In reality, we have found that our way of viewing often reveals more than a traditional viewing ever could. The reason for this is the combination of our trained and experienced buying agents and AI technology.

In this article, we will explain what exactly can be assessed well through digital viewing.

What CAN you see clearly during a digital viewing?

A digital viewing is different from walking through a home in person with the agent physically present. It does not mean that it is less precise. In fact, thanks to our purchasing agents and AI, we often detect more than the human eye alone.

During the video guidance with SIGHTLY, we focus on everything that can be visually assessed. Your advisor observes in real time, takes notes, and asks questions if necessary. Meanwhile, our AI analyzes the images to detect patterns, defects, or risks based on similar cases.

Here is what we assess clearly during a video viewing:

  • Visual condition of the property.
  • Layout, lights, and sense of space.
  • Technical elements.

Visual condition of the property

We can clearly capture visible defects and irregularities, including:

  • Cracks in walls or ceilings.
  • Moisture stains or discoloration.
  • Poor finishing or misaligned elements (such as doors or tiles).

Layout, lights, and sense of space.

The viewing gives us a clear image when it comes to:

  • Room sizes and layout.
  • Natural light (number of windows and direction).
  • Ceiling height and walking flow.
  • Balance and distance between living areas.

We also review the floor plan and other available data in advance, which gives us an additional layer of insight.

Technical elements

During the live call, we will ask you to show us utility features such as:

  • Fuse box of electrical panel.
  • Heating systems or water pipes.
  • Any ventilation outlets or technical installations.

We will assess:

  • The condition and age of the installations.
  • Signs of wear and outdated materials.
  • Type of safety of connections (electrical/water).

With our trained technology and human judgment combined, we can detect early indicators of possible issues in the future.

What CAN'T you see clearly, and how we handle it?

During your visit, one of our purchasing agents will review the house remotely. Since you are the one visiting, you will sense what a screen can't fully capture.

At SIGHTLY, both our agents and AI are trained to push the limits of what's observable. They find smart solutions for things that can't be seen with the naked eye.

What you experience but we can't see

Certain aspects of a home are harder to communicate through video, such as:

  • Odors: mold, damp, or tobacco smoke.
  • Sound: traffic, noisy neighbors, or vibrations.
  • Temperature or humidity: cold floors or stuffy air.
  • Atmosphere: how the property or neighborhood feels.

Smarter than it seems: What makes SIGHTLY viewing so effective?
